Sold in La Cañada Flintridge for $4,950,000.
This sale is a testament to true collaboration. My seller asked me, “Will I get more for the house if we do more than the standard zhuging?”
I said, “Yes, but we don’t want to go crazy.” It’s important to me that my sellers truly get a return on their investment and not do things that won’t really matter to a buyer.
We worked together to cosmetically update all 4 bathrooms and give the kitchen a really nice refresh. The kitchen cabinets were solid oak but had an old honey-orange color, so we painted them, put in new countertops and backsplash, and added some floating shelves to modernize it a bit.
We updated the lighting throughout the home, painted inside and out, cleaned up and added some landscaping (mulch does wonders, people), and had the wonderful come in and put the finishing touches on it with their beautiful staging.
There were many, many late nights of lists: bathtubs, tile, fixtures, and lighting going back and forth between me and the seller. Visits to the tile shop to see it in person, the slab yard to look at countertop options, etc.
We prepped the non-sexy part as well with pre-inspections and fixes that came out of those inspections.
Then I had the incomparable come in and work his magic with the camera for photos and video. Is he the cheapest? Nope. One of the best? Absolutely.
Was it all worth it, you ask?
Well, the home sold for $955,000 over asking and because of those pre-inspections, it was a non-contingent offer as well.
My seller was over the moon at the results, as was I.
When I hear people say, “Realtors don’t do much,” it confounds me. I can’t speak for all agents, only for myself.
