When my neighbor reached out a few weeks ago to go look at a house her daughter wanted to see I was pleasantly surprised. I didn’t even know she was looking... because she wasn’t. A house had just caught her eye so the wheels started to spin.

I showed them the house and it was adorable but way overpriced for the size and neighborhood it was in.

I told them before jumping on it I thought they should look at a few others in a similar price point. I was worried they would overpay for the house because it was cute and a few years from now they’d be disappointed in their return on it.

I’d seen this cutie a few weeks earlier and it had just had a significant price drop (over $100k). It had 2 bathrooms (the other house had one), it was 200 sf larger and in a significantly higher value neighborhood. And also a little closer to her mom and dad (my neighbors).

After mulling it over my neighbor’s daughter realized this was a better house and a better investment than the one she originally had her heart set on.

I got to give her the keys to her first home today and make sure there was that bougainvillea color she loved so much about the other house.

It was a quick process but a well thought out one and I couldn’t be happier for both my neighbors and their daughter on her first home!

Sold in La Cañada Flintridge for $4,950,000.

This sale is a testament to true collaboration. My seller asked me, “Will I get more for the house if we do more than the standard zhuging?”

I said, “Yes, but we don’t want to go crazy.” It’s important to me that my sellers truly get a return on their investment and not do things that won’t really matter to a buyer.

We worked together to cosmetically update all 4 bathrooms and give the kitchen a really nice refresh. The kitchen cabinets were solid oak but had an old honey-orange color, so we painted them, put in new countertops and backsplash, and added some floating shelves to modernize it a bit.

We updated the lighting throughout the home, painted inside and out, cleaned up and added some landscaping (mulch does wonders, people), and had the wonderful come in and put the finishing touches on it with their beautiful staging.

There were many, many late nights of lists: bathtubs, tile, fixtures, and lighting going back and forth between me and the seller. Visits to the tile shop to see it in person, the slab yard to look at countertop options, etc.

We prepped the non-sexy part as well with pre-inspections and fixes that came out of those inspections.

Then I had the incomparable come in and work his magic with the camera for photos and video. Is he the cheapest? Nope. One of the best? Absolutely.

Was it all worth it, you ask?

Well, the home sold for $955,000 over asking and because of those pre-inspections, it was a non-contingent offer as well.

My seller was over the moon at the results, as was I.

When I hear people say, “Realtors don’t do much,” it confounds me. I can’t speak for all agents, only for myself.

If you know anyone who needs an agent who will make sure their house is presented fabulously, positioned to get the largest number of buyers in the door, and make sure they get a buyer who will actually close, please give them my number.

A first home is never just a house. Sometimes it’s a real adventure.
 
Back in September, I met a buyer who wanted her first home but was understandably nervous. Her price point was challenging for NELA, and becoming a homeowner felt big.
 
Then we found it. A Spanish jewel box with views, arches, a wraparound deck, beautiful original details, and the kind of exquisite upgrades you would never see at this price point.
 
There was just one problem. The stairs. A lot of them.
 
She loved the house, but could not get past the climb. And honestly, I totally understood. It made me think of the 54 steps to the first co-op I bought in New York. That property definitely made me rethink my life choices at times.
 
So we kept looking. But every house after paled in comparison. Months passed. The house came off the market. She would still drive by it, still think about it, still wish the stairs were less.
 
Eventually, she was ready to make an off-market offer. The house was already in escrow with another buyer. 😭 It hadn’t waited for her. She was crushed. I was crushed.
 
Then the truly unexpected happened. That buyer walked away after inspections. The house was beautiful, but it was also 102 years old, and it came with the kinds of issues old houses often do.
 
So we reviewed the reports. We talked. We went through her concerns carefully. And after months of circling back to the same home, plus a two-week deep dive into a lot of inspection reports, my client made the leap.
 
She got the house she loved from the beginning, off market, at a price she could live with. ❤️
 
Is she a nervous first-time homeowner of a 102-year-old house? Yes.
 
Is she happy? Also yes.
 
These stories don’t happen often. But when they do, they are gold.
 
I’m so glad she hung in there, trusted the process, and finally got the home she had been pining for all along.
