***SOLD! This one was truly a bittersweet labor of love. When a dear friend says “I wanna sell my house. I’m moving to Maui!!” It’s both exciting and heart-breaking. This beloved, Mills Act Pasadena Craftsman was such a joy and a privilege to sell. After 18 years of ownership, there were a lot of memories to sift through. I guided my seller through de-cluttering, repairs to be completed before listing, pre-inspections and eventually we garnered multiple offers and landed more than $60k over asking! Such a pleasure to work with and his wonderful buyer as well. Congrats all around!

SOLD! This was a true family affair with a 98 year old seller and a family surrounding her with love and support and a family trustee. A prime example of generational wealth as the seller both grew up in and then inherited this property. She had never lived anywhere else. When it was time, the equity gained enabled the seller to move into an assisted living facility and have plenty of financial security.

Interesting article on the appraisal process and how market value is determined. Most houses appraise at their contract price but if they don't, there is usually a house or two an appraiser chooses as a comp that causes the discrepancy. Market value is typically what a winning buyer is willing to pay...but that sometimes comes with a caveat. Your agent should review the most recently sold homes that compare to the one you want so you can determine a fair market value, even if to win it, you need to go far above that price. , , , ,

SOLD! This was such a lovely transaction, across the board. To start, the seller was a referral from a dear friend. While this had been a 2nd home, it was a sanctuary and therefore a difficult decision to sell. Once she was ready, we worked tirelessly to prep the property and lucky for me, she has impeccable design sense. In this ever changing market we were under contract in about 2 weeks for $26k over asking! Thanks to for their stellar work on the buy side. So happy for their first time buyer as well.

NEIGHBORHOOD REFERRAL ALERT - PASADENA: It's a trying time. Everyone has their challenges. But they seem to melt away at . Before the pandemic, and I were frequent visitors. Last night was our first visit back. Amazing. Nancy and her staff are kind, courteous and the spa is clean and welcoming. It is such a relief to know some of our favorite neighborhood, small businesses have made it through the pandemic.
