Westlake Village is showing a market that’s holding its value — but giving buyers a little more room to breathe.

Inventory dipped 9% month over month to 87 homes, while the median list price stayed steady at $2.9M. Homes are also taking about 70 days to sell, unchanged from the previous month.

The interesting part? Lower inventory hasn’t pushed prices higher.

That suggests buyers are still being selective. A great home, priced correctly and presented well, can absolutely get attention — but simply being in a low-inventory market doesn’t guarantee a fast sale.

For buyers, that 70-day median can create opportunities to negotiate on homes that have been sitting.

For sellers, pricing strategy matters more than ever.

Westlake Village remains a premium market. The advantage right now goes to whoever understands the numbers — not whoever reacts to the headlines.
