Looking back across residential, multifamily, commercial, and installation projects, the driving interest in our work this year was our ongoing interest in how form, organization, and material can shape communities in different ways at different scales —from individual houses to housing and public space.

The new roastery for is located in Maywood, an industrial enclave east of downtown Los Angeles.

The well-maintained concrete walls and bowstring truss warehouse provide a low-key backdrop for coffee roasting and a future café. Drawing on the painted graphics of the factory floor, the space is conceived as a landscape of coffee production, integrating areas for processing, cupping, café service, and events.

At the core of our Marina del Rey installation is ’s bio-circular mesh, a material that produces a sculptural effect through light and motion.

Each panel is formed from interlocking rings that shift in color and transparency throughout the day, creating a layered facade that moves as the harbor does. The mesh will be an active element, revealing different textures and tones as conditions change

A closer look at the design of reconstruction.

Renderings and the updated site plan suggest how the mass-timber canopy, expanded patios, and layered planting will recreate and expand the previous cafe’s outdoor space.

By expanding the café’s outdoor seating on both sides of the building, the the new site plan is designed to host the casual community interactions that were such an important part of living in Altedena before the fires.

Lake Bluff House is designed as a quiet refuge.

Light emanating from within, smoke curling from the chimney, and a place that feels lived in before anyone arrives.

Our Rodney Multifamily Housing project reimagines the courtyard by turning it inside out.

Circulation and shared spaces are wrapped around the exterior, behind a veil of porous mesh that softens the boundary between private and public.

The facade shifts with the light, transparent at some moments, and nearly opaque at others.

As we continue to shape Lake Bluff House, the focus remains on how interlocking volumes can define both the form and experience of the home. Each volume’s unique roof slope and orientation breaks down the overall scale, giving the house its distinct identity.

The result is a series of spaces where shifting rooflines and intersecting geometries gather light and open up to the surrounding forest.
