Yes, this was a luxury sale. It had all the things: a large flat lot, an architectural pedigree, a prime location on one of the best streets, views, a pool, bespoke finishes, the right appliances etc. All The Things.

The world of luxury real estate IS different, to reference F. Scott Fitzgerald. But not only in good ways. There can be pretense. And it can be intimidating. There is a lot of “off market” information traded. There is - at these numbers - a lot of mistrust because that’s part of the game, too. There is bluff and bluster (at every level), and it’s being done by people who are very good at it, very smooth, and not easy to read. But there are also good people, very good people - talented agents, amazing clients, decent parties on the other side, savvy attorneys, seasoned business managers, expert inspectors - and navigating this maze, discerning the wheat from the chaff is what counts.

I treat a deal like this no differently than I treat all my others, which is with diligence, skepticism, humor, communication, and an effort to get to a result that my client is happy with. Helping them buy or sell a property with good information so they can make informed decisions, albeit with certain unavoidable unknowns.

This is true whether a property is $38 million or $700,000.

A walk with my dog on a Sunday morning.

A home is so much more than the four walls of the space, than the borders of the parcel. It’s also about the community that you live within, the neighborhood, and the neighbors. And those neighbors are more than just people, those neighbors are also the contours of the streets and the land, the songs of the birds, their air temperature, the local stores, the school down the street.

We live in a network, an ecology, a community, an interwoven lattice. And when we choose where to live, we also are choosing how to live - how we will be nourished, how we will be challenged, what we may experience.

Home is indeed where the heart is. The world we see within the four walls of residence is indeed paramount, but the world that our home is in also matters, and the more we can explore and feel a part of that, the richer our lives are.

Our community starts within ourselves, in our own thoughts - that’s the true company we keep - and it is also our closest relationships - and our community is also the larger world of our neighbors, the people, the insects, the roads, the weather systems, the thought systems and the simple nods that you may give to someone as walk on a wet Sunday morning.

Fast and Slow. These are the two very different speeds that one needs to work at in this business.

There are moments when you need to move immediately. Sign that contract. Answer that email. See that property.

And there are times you need to slow down, give it a beat, and catch your breath. Don’t respond right away. Hold tight. Let them sit with it. Stay with it. Don’t give up.

This was a deal that saw major gear shifts. It’s started slow. Super slow, almost dead. The deal didn’t seem makeable. It took a few too-long weeks to come to terms. And that’s a tough thing - the deal isn’t locked up, it’s “exposed”, someone else could come in and steal it.

But this required a process to soften the hard edges of the two positions. (fortunately the agent on the other side was a total pro, so I had a lot of reassurance from that).

And then once we got that contract signed, it was off to the races - speedy inspections, communications, negotiations and with a terrific clients on both sides this wrapped up quickly and as well as it ever happens.

I have a word I created long ago: passience. It’s a portmanteau of patience and passion. I thin it’s what we need to see large endeavors through to the end. Passion is fast, but patience is slow. You need both.
