Thinking about selling your home? A few items that might be helpful in getting your best price in today's Real Estate Market.

1) Price it Right. I can't say this enough, the number one Element in Real Estate,
is the price. Now that the RE Market has soften don't be wanting to get prices that were possible 6 months ago, it's not going to happen.
As many real estate agents are willing to take a listing at any price, then beat you down on the pricing later, with the Market has spoken and they will not pay your asking price, you need to reduce the price.
A better way is to look at the comps that your agent is showing you, being below the Market Price, will draw more buyers, and that will lead to an offer, and if your priced right you might even get a few offers.
I always say " Seller's set the price, but the buyers determine the price"

2) A clean home is a happy home, and that is the truth when it comes to selling a home. If you can't get it cleaned, then hire a cleaning crew, but get the place spotless.
It will reflect on the seller, as a homeowner who makes sure that a clean house is respectful to the guest (buyers) are invited to look at the home with open arms.

3) Help buyers feel wanted and invited. As a realtor, one of my passions is showing off a property, that is well priced, and clean.
I love that first contact with the buyers and the agent. When the doorbell rings and I open that door and say welcome.

Make your property be the one that buyers want to see, when the competition homes are sitting on the market, you will be on your way to your next adventure, and your home sale complete.

Let me offer my insight to all the MSM putting more fear into homeowners. The market in Los Angeles is not, I repeat is Not crashing.
1) The Housing Market from 2012 to 2022 increased 100% within most areas of Los Angeles.
2) If you bought in 2019 to beginning of 2022, your mortgage rate is in the 2.50 to 3.25% that is an extremely, low interest rate, and offers you a mortgage, that in most cases is less than rent.
3) Right now, the housing market is correcting, but that is because of the interest rates rising, not because of the housing crashing.
4) Inventory is still in the LA area at a 3.1 month's supply, which is very low, and will continue to stay low, because homeowners with existing low monthly payments, can afford the payments.
5) The amount of time to sell a Single-Family home in LA is 16 days in August 2022, up from May 9 days, June 10 Days, and July 13 Days. The longest amount of time to sell a home in the last 20 years was December 2007 at 64 days, January 2008 at 68 Days, and February 2008 at 68.8 days.
6) If you're wanting to Sell, now is the time to gain maximum dollars, yes, it's a good time to sell.
7) There are Buyers out there, they want to buy, they want a home that is priced right, and that is the key. A well-priced home will sell in any market.
