After sitting on the market for six months with a previous agent, Gustavo's second home needed a different strategy to attract the right buyer.

We started by repositioning the property with updated photography, a virtual tour, and a pricing adjustment. The virtual tour was especially important because online analytics showed that many prospective buyers were located more than an hour away, allowing them to experience the home before making the trip to see it in person.

The changes generated renewed interest, multiple showings, and several offers. Gustavo accepted an offer while continuing to market the property until the buyer completed their deposit and key milestones. To help the home qualify for FHA financing, several improvements were completed, including installing a new garage side door, carbon monoxide detectors, and addressing a few electrical items.

While moving through escrow, the property continued to attract interest and ultimately received three backup offers.

Now we move into the next phase of the transaction as we work through the appraisal, loan approval, and closing process.

Congratulations to Victor on the successful sale of this property.

This project came with several challenges from the beginning. After purchasing the property at a foreclosure auction, Victor had to deal with squatters, regain possession through the legal process, restore utilities after the gas meter had been removed, and complete numerous repairs and upgrades, including new flooring, fresh paint, and plumbing improvements.

The property was also located in a 55+ community, and one of the unique challenges was that it was a two-story home. Many buyers in this age group prefer single-story living, which reduced the pool of potential buyers and required patience to find the right match.

Once the property was ready for the market, we carefully listened to buyer feedback, made adjustments where needed, refreshed the marketing, and stayed patient throughout the process. We accepted an offer from a buyer who needed to sell her own home before purchasing this property, which added another layer of complexity to the transaction.

In the end, persistence paid off. Victor was able to recover his acquisition and renovation costs, earn a profit, and continue growing his real estate investing business. I am grateful to have been part of the journey and look forward to seeing what he accomplishes next.

It has been rewarding to watch Victor's growth as a real estate investor.
We first connected when one of his flipped properties came off the market. We stayed in touch, and about a year later he reached out when he was ready to sell another investment property.
This project wasn't without its challenges. Victor had invested significant time and effort dealing with non-paying tenants, making repairs, and preparing the property for sale. Once on the market, we carefully monitored buyer feedback, made strategic adjustments, updated the flooring, and refreshed the marketing to keep the property competitive.
The journey wasn't always smooth. We had two accepted buyers back out before ultimately finding the right buyer and successfully closing escrow.
In the end, Victor was able to recover his acquisition and renovation costs while making a profit that helps support his family and continue growing his real estate investing business.
It's been exciting to be part of Victor's journey, and I'm looking forward to seeing what he accomplishes next.

Probate sales can be emotionally and logistically overwhelming, especially when multiple beneficiaries and international family members are involved.
Mrs. Liao was appointed administrator of her late brother’s estate and tasked with coordinating with 15 beneficiaries in multiple countries. The family was initially considering a quick off-market cash offer for convenience.
Instead, we worked together to create a transparent process that included an independent appraisal, strategic marketing, and a weekend open house that generated 8 offers.
When the first buyer attempted to renegotiate after acceptance, we successfully moved to a strong backup offer already in place. Because of the number of beneficiaries involved, probate counsel issued a Notice of Proposed Action, allowing all beneficiaries 15 days to review and contest the sale if desired. No objections were received and escrow closed successfully.
Final result:
-- $50,000 above appraised value
-- Approximately $250,000 higher than the original cash offer being considered
