After sitting on the market for six months with a previous agent, Gustavo's second home needed a different strategy to attract the right buyer.
We started by repositioning the property with updated photography, a virtual tour, and a pricing adjustment. The virtual tour was especially important because online analytics showed that many prospective buyers were located more than an hour away, allowing them to experience the home before making the trip to see it in person.
The changes generated renewed interest, multiple showings, and several offers. Gustavo accepted an offer while continuing to market the property until the buyer completed their deposit and key milestones. To help the home qualify for FHA financing, several improvements were completed, including installing a new garage side door, carbon monoxide detectors, and addressing a few electrical items.
While moving through escrow, the property continued to attract interest and ultimately received three backup offers.
Now we move into the next phase of the transaction as we work through the appraisal, loan approval, and closing process.
