Congratulations to my client as we just closed on his latest investment property!! šŸŽ‰

Asking price was $710k but we were able to negotiate to $715k, for a DUPLEX in LA! In a seller’s market!

The lot size is 1660 sq ft and has 2 houses! Each house has 2 bedrooms 1 bathroom, and has its own separate driveway. Each house can fit 3 cars each driveway totaling 6 cars within the lot. He now has the option on renting each unit out for approximately $2500 month. With both units that’s $5k residual every month. My client also has the option of rehabbing the property and if done well enough (just like our previous project.. check last post), re-list the property and make close to $100k net profit.

At the end of the day, it’s all about taking advantage of what kind of market we’re in.
