You can have great credit.
Strong income.
A healthy down payment.
A preapproval.

And still run into a financing problem when buying a condo.

Because your lender isn't necessarily underwriting only you.

They're also evaluating the condominium project.

That's becoming particularly important following changes to Fannie Mae and Freddie Mac's condo financing requirements.

As of August 3, 2026, the agencies retired certain abbreviated project-review options for applicable new loan applications.

And another change arrives January 4, 2027: the standard minimum replacement-reserve allocation increases from 10% to 15% for applicable project reviews.

Why should a buyer care?

Because the HOA's budget, reserves, insurance, special assessments and major repairs can potentially become part of your financing conversation.

It also raises a question I think condo buyers should be asking much earlier:
Are we evaluating the building as carefully as we're evaluating the unit?

I don't know about you, but I’ve noticed a massive shift in what my clients are looking for in Los Angeles neighborhoods right now.

A few years ago, everyone wanted a "project" they could customize. Today?

The overwhelming preference is to bypass the dust, the permit delays, and the contractor stress. People just want to turn the key on a Friday and host a dinner party by Saturday.

When I ask why they don't move, the answer is always property taxes. They don't want to lose the low tax bill they’ve had since 1995. But there’s a rule most people don’t know about.

If you’re 55 or older, Prop 19 lets you transfer your current tax base to a new home anywhere in California. You can finally trade the massive yard for a turnkey, modern home without resetting your tax bill to today's prices. 🏡✨

With meteorologists tracking a potential "Super El Niño" this winter, I’m reminding my clients that peace of mind is the ultimate luxury. Getting ahead of the rain means checking your retaining walls, clearing those flat-roof scuppers, and making sure your drainage systems are flowing freely before the first drop falls.
