The latest home price data just made one thing clear.

More markets are seeing prices rise. And fewer are seeing them fall.

Just one quarter ago, home prices were rising in 71% of markets. Today, it's 80%. That’s a pretty big shift in just 3 months.

Now, that doesn't mean prices are climbing everywhere. But it does mean there’s no widespread crash happening. If anything, prices may have turned a corner.

Thinking about making a move? Send me a DM, and let's look at what's happening in our market before you decide what to do.

And don’t buy into every headline you see about prices falling. The data clearly tells a different story.

Thinking about selling, but worried your deal could fall apart before closing? Here's some perspective.

Most home sales still make it to the finish. And when one doesn't, the top reason is almost always inspection or repair issues. They play a part in more than 70% of deals that fall through.

But, luckily for you, inspection/repair issues are what you have the most power to prevent ahead of time. A pre-listing inspection lets you find and handle problems before a buyer's inspector ever does.

Ready to list? Let's talk about whether getting a pre-listing inspection makes sense for your house in our market.

At just 17, Kaiser High School senior Vera Wang discovered that fungi naturally growing on coconut husks can break down plastic and chemical sunscreen pollutants—turning nature’s waste into a potential weapon against ours.

Her award-winning research opens promising new doors for biological ocean cleanup and biodegradable waste management.

The first $10,000 is about more than just hitting a number.

It’s about building the habits that can help you build wealth for years to come.

By the time you save your first $10,000, you’ve likely learned how to live below your means, save consistently, avoid unnecessary spending, and become more intentional with your money.

That’s why the first $10,000 can feel so difficult. Once you get there, you’ve already built the habits to keep going.

A few things can help:

• Build a starter emergency fund
• Pay off high-interest debt
• Automate your saving and investing
• Increase contributions when your income increases
• Avoid lifestyle inflation as you make more money

The first $10,000 probably won’t make you feel wealthy.

But it can be the point where building wealth starts to feel possible.

What could you do today to get closer to your first $10,000?

Vera Wang, a senior at Henry J. Kaiser High School in Hawaiʻi, found fungi naturally living on coconut husks that can break down plastic and sunscreen in laboratory experiments.

Wang did the research at the University of Hawaiʻi at Mānoa with scientist Anthony Amend and graduate student Kaylee Christensen.

The project began with a coconut-based filter Wang developed to remove microplastics and sunscreen from surface water. She then studied the fungi naturally living on the coconut husks used in the project.

Some of the fungi were able to biodegrade plastic and sunscreen in laboratory tests. The researchers also found that tannins, natural compounds in coconut fibers, may help identify and support these fungi.

Genetic testing showed that some of the fungi did not match known organisms in a major genetic database, suggesting they may be previously uncharacterized fungi. They have not yet been confirmed as new species.

The research is still at an early stage and does not show that these fungi can clean the oceans yet. More research is needed to determine how well they break down these pollutants and whether the process can work outside the laboratory.

Deep in the Ecuadorian Amazon, scientists discovered a fungus with a bizarre ability—it can break down plastic.

Called Pestalotiopsis microspora, the fungus can digest polyurethane, a tough synthetic material found in many everyday products.

Even more surprising, it can use the plastic as a source of carbon to survive.

The discovery shows that nature may already hold solutions to problems we thought only technology could solve.

Sometimes, the most unexpected environmental breakthroughs are hiding in places we haven't fully explored.
