One of my favorite things about real estate is seeing something before it exists.

Standing on this lot, it’s pretty easy to picture where the kitchen goes, where everyone ends up hanging out, and which room is getting fought over when family comes to visit.

The views don’t require much imagination though.

Great design and even better ex*****on by not often do builders take that extra time to inset the glass into the each wood encased step. Great attention to detail.

Interior doors to live by.

Rule #1: Solid core only. Anything else feels cheap the second you touch it.
Rule #2: Stop mixing styles. Your doors should speak the same language as the house.
Rule #3: Rabbeted + kerfed should be the standard now. Unless you have a design that calls for casings.

This is the difference between “nice” and dialed. 🧠 🏡

Unfortunately, it’s not easy getting your subs or local handyman to take Pride in design. Make sure to think these things out ahead of time and give the proper direction before install. You’re going to have to live with it. They are not! It’s worth the extra hour or two to map it out for them. 🏡
