My partner and I have raised over $50mm from LPs as RE GPs from mostly retail investors.

Now we are looking at bringing on co-gps, some of whom could be potential competitors.

It's not rocket science. Think "Jab, Jab, Jab, Hook" (thanks gary v!)

- a Jab is a share -typically an informative piece of content
- a Hook is a sell- buy, sub, follow etc

Aim to share 3x more than you sell

I led negotiation of the loan docs, GMP, & JV agreement for my dev project and knew the docs almost as well as the attorneys did

This paid dividends whenever issues came up with the partner and lender

A 40mm deal takes the same time as a 9 mm one, but pays much higher fees to the sponsor

It's tough to finance your first large deal as an emerging sponsor, so take your deal to a bankable sponsor and offer to do all the work in return for a piece of the GP.
