Sold for 41.3% over listing price! When pricing this home, Michael and I reviewed the comps carefully, including what had recently transpired with other homes in the neighborhood and knew we couldn't list it over $2m. We didn't "underprice" the house, we simply priced it in a position where the market would generate excitement and do what markets do. This is why you hire a good agent who is knowledgeable about your specific area, they are going to talk about positioning more than pricing. No one really knows what your home will sell for in this market, but we do know how to garner as much attention as possible in creative ways.
