California Housing Market Update (January 2026)

A few key headlines from the latest report:

• Median home price dropped to $823,180, the lowest level since February 2024
• Homes are taking longer to sell, 39 days on market
• Sales hit their lowest level in 8 months

What does this mean?

We’re seeing a shift toward a more balanced market. With inventory up and prices easing slightly, buyers are gaining negotiating power and more options. For sellers, pricing strategy and presentation matter more than ever.

If I had to sum up real estate in 2026 in one word: improving ✨

Rates are expected to slowly come down (Redfin projects ~6.3% on average, down from ~6.6%), prices are only expected to rise about 1%, and more buyers are likely to come back into the market as affordability gradually gets better.

Not a boom or a crash, just a steady shift in the right direction. And honestly, we’ll take it.
