City approvals average 55 days, while county permits can take up to 60 days longer.

Los Angeles Home Prices Face Pressure in 2025

Rising mortgage rates and weaker buyer demand are forcing many sellers in LA to reset expectations. According to Westside Today, price reductions are becoming more common as inventory increases and competition intensifies.

In August, over 14% of LA listings saw price cuts, one of the lowest rates among major metros but clearly on the rise.

Some sellers are withdrawing listings entirely rather than wait for slow offers.

The broader shift means more room to negotiate, especially for buyers willing to be patient and strategic.

Buyers: don’t rush, the balance of power is inching your way.
Sellers: realistic pricing, market timing, and staging are more critical than ever.
