🏡 L.A. County Market Update

Housing Demand Is Up and ventory Is Low
Weekly pending home sales and purchase mortgage applications are up year over year as mortgage rates have stayed below 7% and spreads have improved. Inventory growth flipped negative, while new listings remain below normal and price cuts are down 2% year over year.

Mortgage rates have mostly been under 6.64% this year and have yet to rise above 7%. Affordability has improved slightly with wages growing faster than home prices. If rates had stayed below 6.25%, there could have been 237,000 more sales of existing homes in 2026. That would have easily happened without the conflict in Iran.
