The transition from active house flipping to passive investing is the ultimate real estate milestone, but it is also where I see local LA investors make the biggest mistakes.

If you are exhausted from managing contractors, dealing with permit delays, and chasing thin margins on single-family flips, it might be time to look at the Capital Stack.

Here are the 3 ways to transition from active to passive in today's market:
1. Private Money Lending: Fund other active operators' deals for a fixed, predictable return. Let them swing the hammers.
2. Note Investing: Buy performant or distressed mortgage debt and become the bank.
3. Multifamily Syndication: Pool your capital as a Limited Partner (LP) into large commercial assets for equity and cash flow without the daily headaches.

The math changes when you move to commercial, and the network you need changes, too.
