Before a Model/Z building comes together on-site, the process starts here!

These modular units have already been manufactured, wrapped, numbered, quality-checked, and staged for delivery. Each one is built to exact specifications before it leaves the yard, which helps reduce the uncertainty that often slows down traditional construction.

Once delivered, the units are assembled on-site into a fully realized building. That is where modular construction changes the timeline.

Instead of relying on a long, linear construction process where every step depends on the last, Model/Z moves more of the work into a controlled production environment. That creates a faster and more predictable path to completion without compromising quality.

For developers, that means more certainty around schedules and delivery. For communities, it means housing can move from plan to reality faster. 🚀

This past week we marked a milestone that everyone at Model/Z has been working toward since the day we opened our factory doors: the completion of our first fully modular multifamily building! 🏗️🎉

Located at 6200 Broadway in South Los Angeles, the five-story affordable housing development was completed in partnership with SoLa Impact . Every apartment was manufactured off-site at our Watts facility where we build the finished apartments in a factory, transport them to the construction site, and stack them into place.

Our project by the numbers:
🏢 5 stories
📦 70 total modules
🛏️ 66 one-bedroom modules at 419 sq ft
⏱️ 11.7 months from groundbreaking to Certificate of Occupancy
🔧 10 working days for structural set of all 70 modules
💰 Per-door all-in cost in the low $300,000s
📊 Unit mix: 80% of units at 80% AMI; 20% of units at 110% AMI
📅 14+ months saved relative to a conventional timeline

South LA could be getting something special. 🙌

The LA City Council has voted to enter into an exclusive negotiating agreement with SoLa Impact for The Honeycomb: a proposed campus at 10901 S. Clovis St. that would include a Model/Z modular housing manufacturing facility, a vocational school, a tech center, offices, rooftop solar, and community green space.

There are still negotiations and approvals ahead, but we are excited about the opportunity to replicate this model around our facility!

We're excited to share a look at what's coming later this year!

4301 Vermont will bring a planned 188 units to South Los Angeles, slated for installation in late 2026. The building includes apartments, a community space, ground-floor retail, and the same factory-built quality we will be delivering at our 6200 Broadway project in May.

We're just getting started. More projects in the pipeline for 2026 and beyond. 👀

Happy May 1st from the Model/Z team.

We're heading into a big month at 6200 Broadway in South LA, and the building is starting to show its final form. Exterior finishing details are going up now, bringing the 66-unit, 5-story project closer to completion.

After the Eaton Fire, families in Altadena are finally back in a space that feels like home, and we had the opportunity to be part of making that happen alongside an incredible group of partners.
