More high-rises could be coming to several California cities under housing density bill
There’s a significant movement underway in California that could reshape the skyline of our largest cities. A newly proposed bill is aiming to allow residential buildings between 150 and 450 feet tall in key transit hub areas—specifically targeting cities with populations over 400,000 and multiple transit stops. For those of us immersed in the real estate market, especially in vibrant hubs like Los Angeles and San Francisco, these changes could redefine both the luxury and investment landscape.

As someone who has guided clients through high-stakes transactions and understands the importance of strategic positioning, I’m closely watching how this push for greater housing density may present new opportunities for both buyers and sellers. In a market where maximizing value is essential, these potential developments could open new doors for those looking to invest, live, or grow within California’s dynamic communities.

The entire house, reconstructed in 2023, features three bedrooms and two bathrooms, illuminated by amazing natural light. The interior boasts well-assessed lighting, an open floor layout, and expansive windows throughout, with folding doors that seamlessly connect to the backyard. The house is adorned with beautiful wooden flooring, and the open kitchen is equipped with top-tier stainless steel appliances, including a double oven, dishwasher, and double-door fridge. The European kitchen cabinet is complemented by quartz countertops, and there's a dedicated laundry room area. The master bedroom offers a walk-in closet and a master bathroom adorned with floor-to-ceiling Italian tiles, a standing shower with a glass door. The additional bedrooms share a bathroom featuring entirely Italian tiles, high-quality cabinets, and bathroom hardware. The property includes a charming backyard, though there is no garage, ample parking space for up to two cars is available in the gated driveway.

U.S. Builder Sentiment Hits 12-Month Low
Builder confidence has taken a notable dip, reaching its lowest point in the past 12 months. In Late-Q3, the builder-confidence index fell by 3 points to 32. We’re seeing current sales conditions shift to 35, with six-month sales expectations dropping to 37. Prospective buyer traffic remains at 23, reflecting the caution many are feeling in this climate. Across the country, 38% of builders have responded by cutting prices, while two-thirds are turning to incentives—up slightly from 63% in Mid-Q3. Mortgage applications for new-home purchases have declined for the fifth straight month as average 30-year rates hover in the high-6% range. Interestingly, larger builders are increasingly relying on builder-paid rate buydowns to help buyers secure mortgages below market rates, supporting sales without resorting solely to price reductions. With 30-year rates hovering near 7% in Late-Q3, two housing forecasters are projecting they’ll remain in the high-6% range or higher through 2027.

For those navigating this evolving landscape, a strategic approach has never been more critical. As someone who has guided clients through shifting markets and positioned listings for maximum advantage, I understand how to adapt to these changes—ensuring properties stand out even when buyer sentiment is in flux.

4 Questions Shaping US Housing Affordability
Housing affordability in the US continues to be shaped by a few key dynamics. Recently, we’ve seen evidence of housing disinflation: buyers and sellers are finding themselves on different pages, leading more sellers to offer concessions—potentially opening doors for those pursuing homeownership. But the most significant challenge remains borrowing costs. With benchmark Treasury yields lingering around 5% and the average 30-year mortgage rate drifting above the low-7% range, financing is keeping things tight for today’s buyers. For the four weeks ending September 13, the median monthly mortgage payment rose to approximately $2,600—a 3% increase over last year—highlighting how affordability remains stretched.

The resale market is especially complex right now, as many owners are holding onto low-rate loans, resulting in fewer listings. At the same time, sellers often expect pandemic-era prices, making negotiations even more interesting. Industry leaders aren’t calling this a crash, but rather a move toward equilibrium, supported by strong homeowner equity and fundamentally sound lending practices. Navigating these conditions takes strategic insight—something I bring to every transaction, whether residential or commercial, drawing on my experience as a Global Luxury Specialist and Probate Real Estate Specialist. It’s a time of challenge and opportunity, and I’m committed to helping clients find their advantage in this evolving landscape.

Excellent development opportunity. Potential to build up to 7 units totaling approximately 12,600 SF across 4 stories, with the possibility of only one low-income unit required. Parking not required. Buyer to verify all zoning, density, and development potential and conduct their own due diligence. Existing 4-unit property is well maintained and income-producing, allowing for holding income during the entitlement process. Also you can keep 4 units and add ADUS in the back. Two units are owner-occupied and can be delivered vacant. Remaining units are month-to-month. If buyer prefers an owner-occupied scenario, the owner may remain as a tenant. Strong upside for redevelopment in a prime location.
