Zillow’s own data shows their Zestimates are off by 7% on average for off-market homes — and that’s the average, meaning half the time it’s even worse.

Big news for homebuyers. Affordability has hit a 2.5-year high. And here’s why….

Mortgage rates have been trending down and home prices are moderating. If you’ve been waiting for a sign that it’s time to take another look, this is it. The affordability challenge isn’t solved, but it is better & I am seeing some of the best deals on homes that I have in 10 years….swipe right on the pictures to see an image of change home values across the last 12 months in West LA zip codes.

Prices have dipped in many Los Angeles areas in the last 12 months, but everything indicates that was a softening. Prices across LA are expected to fluctuate between -1% - +1% over the next 12-24+ months, then increase by 2-3%+ per year on average.

Mortgage Brokers of America & Fannie Mae said “most of mortgage rate relief is behind us”. They both & Wells Fargo all project rates to be about 5.9%-6.4% for the next 3+ years. Per CNBC “most potential homebuyers expect mortgage rates to drop. That’s why they’re waiting”...but they haven’t.

The last rate cut did not change things as buyers hoped. Just as the one prior didn’t either. In fact rates just jumped up .2% from almost 3 years lows (6.13%) in the 2 days after the cut & have settled around 6.3% for months now!

Recent housing data paints a clear picture — homes aren’t flying off the market anymore.

Inventory is up nearly 25%, but new listings are still 16.9% below pre-pandemic levels. Buyers have more options, less competition, and more room to negotiate.

For sellers, the average home is sitting 58 days on market — the highest in a decade. 20% of listings cut price, and half sold under asking. Here in LA, days on market are up 42% and prices are down 4.2%.

But sellers who act strategically are still winning.
I helped 5 (now 6!) sellers this year earn multiple offers, and 2 more secure 99–100% of their asking price.

In a shifting market, choosing the right agent matters more than ever. A dishonest price assessment or a realtor who doesn’t go the extra mile can cost you tens of thousands — I’m constantly seeing price cuts of $100K+.
