🏡 SB 79: A Major California Zoning Change to Watch
Starting July 1, 2026, SB 79 may allow taller buildings and higher-density housing near qualifying transit stations by overriding some local zoning restrictions.
This will affect parts of San Jose, Santa Clara, Sunnyvale, Mountain View, Palo Alto, Redwood City, San Francisco, Oakland, Fremont, Milpitas, and other Bay Area communities near Caltrain, BART, and VTA transit lines.
What Could Change?
🏢 Buildings may be allowed up to approximately 6–9 stories in some transit areas
🏘️ Higher housing density may be allowed near transit stations
🚆 More mixed-use and multifamily developments could be approved
📈 Some properties may gain redevelopment potential and increased land value
Potential Benefits
✅ More housing supply
✅ Increased redevelopment opportunities
✅ Potential increase in property values near transit
✅ More walkable, transit-friendly communities
Potential Concerns
⚠️ Taller buildings near existing neighborhoods
⚠️ Increased traffic and parking demand
⚠️ Changes to neighborhood character
⚠️ Reduced privacy for some homeowners
Not every property will be affected, but understanding these changes can help homeowners, buyers, and investors make informed decisions.
Your home is one of your biggest investments—stay informed.
