Mortgage rates are approaching their highest levels of 2026, yet buyers remain active, and pending home sales are still stronger than last year.

That’s the interesting part of today’s market.

Inventory growth has slowed down considerably, well-priced homes continue to sell, and the market is gradually balancing out instead of overheating.

We’re not seeing the chaos of previous years, but demand hasn’t disappeared either.

Buyers are quietly coming back into the market. Pending home sales have now increased for 3 straight weeks, mortgage rates remain lower than last year, and inventory growth has almost completely slowed down.

That matters.

Because while headlines talk about “the market” like it’s one big story, what’s happening in real estate right now is incredibly local. 🏡

In many Northern California markets, inventory is still tight, well-priced homes are moving, and buyers and sellers are becoming far more strategic.

The people winning in this market? Usually the ones making smart moves before everyone else catches on.

This spring market feels more balanced than the frenzy years — but timing may matter even more now.
