Most people assume that AI company employees are concentrated in San Francisco. The housing search tells a different story.

The buyers I work with at the senior levels of major AI companies are consistently landing in Los Altos, Palo Alto, and Menlo Park — not the city. The reasons are not complicated: school districts, commute optionality, the ability to work at a SF-based company today and a South Bay company tomorrow without relocating, and a level of privacy that a San Francisco neighborhood cannot provide at the price points these buyers are working with.

What this means practically: the inventory that matters to this buyer pool is in a very specific geography, at a specific price band, and it moves faster than the broader market headlines suggest. If the Anthropic IPO produces the buyer wave the timeline implies, that segment will feel it before the broader market does.

I have been selling real estate in this corridor for 22 years. I know which neighborhoods absorb this kind of event quietly and which ones show up in the data six months later.

The 1031 exchange conversation most Silicon Valley families are not having.

If you're right-sizing, selling a large primary residence, a 1031 exchange on the primary home doesn't apply. (1031s are for investment properties)
