During REALM's two-day Salon in Park City, somewhere between an Olympic bobsled track and long conversations with Global Real Estate Advisors from across the country, this one became more than a market tour.

We hit 73 mph on that track, and it was intense! Easily one of the more unexpected thrills of the year.

The real highlight, though, was simply being in the room with this group. I am fortunate to love what I do and to meet like-minded people from across the country and around the globe.

When buyers tell me they want privacy, I ask them to be more specific.

Because privacy at $10M+ in Silicon Valley operates on three levels, and most people are only thinking about one.

𝗣𝗵𝘆𝘀𝗶𝗰𝗮𝗹 𝗽𝗿𝗶𝘃𝗮𝗰𝘆 is land, setback, and mature landscaping. A well-positioned acre in Los Altos Hills delivers more actual privacy than a gated community where the homes are 40 feet apart. The gate is theater. The land is the thing.

𝗢𝗽𝗲𝗿𝗮𝘁𝗶𝗼𝗻𝗮𝗹 𝗽𝗿𝗶𝘃𝗮𝗰𝘆 is how daily life moves. Deliveries, visitors, staff, vehicles. A home designed for operational discretion is structured differently than one that just looks private from the street.

𝗧𝗿𝗮𝗻𝘀𝗮𝗰𝘁𝗶𝗼𝗻𝗮𝗹 𝗽𝗿𝗶𝘃𝗮𝗰𝘆 is how the deal is structured. Every offer has contingencies. Most buyers do not fully understand what they are agreeing to.

A financing contingency protects a buyer if their loan falls through. An inspection contingency gives them the right to renegotiate or walk away based on what a professional finds. An appraisal contingency protects them if the home does not appraise at the purchase price.

In a competitive Silicon Valley market, sellers prefer fewer contingencies. Buyers want protection. The negotiation happens in between.

Knowing which contingencies matter most for a specific property, and which ones can be safely released, is one of the most consequential decisions in an offer. Getting it wrong in either direction is costly.

This is where having an experienced negotiator on your side changes the outcome.
