Let’s take a look at the single-family home market in Santa Clara County for October 2025 (data as of November 6, 2025). The data for October 2025 will be available soon, and I’ll post it for comparison. The median sales price in October has dropped compared with September, and it is also lower than in October of last year. Los Gatos' sale to list price remains 99% as last year.
Still sale price is lower than the list price in general. Monte Serono drops the most among other cities in Santa Clara County.

Let’s take a look at the single-family home market in Santa Clara County for September 2025 (data as of October 6, 2025). The data for October 2025 will be available soon, and I’ll post it for comparison. In September, the median sales price of single-family homes was nearly the same as the highest median price recorded in 2022. In the past 5 years, the highest median sales prices were still recorded in May and June 2024.

The median price in September in Santa Cruz County is still struggling in 2025.
