🏡 3 Things I’m Seeing in the Cambrian Real Estate Market Right Now

After selling homes in and around Cambrian for more than 40 years, one thing I can tell you is this: there is no such thing as a “one-size-fits-all” Cambrian market.

If you're thinking about selling, here are 3 things I'm seeing right now:

1️⃣ Buyers are still willing to compete for the RIGHT home.

A home that is well-prepared, presented beautifully and priced correctly can still get buyers excited. But buyers are paying attention, and they’re being much more selective about what they’re willing to compete for.

2️⃣ Pricing strategy matters more than ever.

Two homes just a few streets apart can have very different results.

School boundaries, lot size, condition, floor plan, updates, location within the neighborhood and even which side of a street you're on can affect value.

Looking at an online estimate or the average price for 95124 simply doesn't tell the whole story.

3️⃣ This is where LOCAL experience really matters.

Cambrian isn't just one neighborhood.

I've been selling homes here for decades, and understanding the differences between the neighborhoods, streets, schools and buyer demand can make a very real difference when deciding how to prepare, price and market a home.

Sometimes spending $20,000 before selling makes sense.

Sometimes I'd tell you not to spend a dime.

Happy Birthday to me! 🎉💙

This birthday feels a little different.

I'm more than ready to close the chapter on the last year. It stretched me, challenged me, and taught me some of life's biggest lessons. Looking back, I can honestly say I'm grateful for the growth—but I'm also happy to leave that season behind.

I've always found numerology interesting, and according to it, I'm leaving behind a Personal Year 9—a year of endings, letting go, and closing chapters—and stepping into a Personal Year 1, which represents new beginnings, fresh opportunities, renewed energy, and the start of an exciting new cycle.

Whether you believe in it or not, I love the symbolism.

It feels like the perfect reminder that every ending creates space for something new. I'm walking into this next year with hope, faith, excitement, and an open heart. I'm ready to dream bigger, embrace new opportunities, and enjoy every moment this next chapter has to offer.

Thank you to my wonderful friends for celebrating with me today (birthday dessert included! 🍨🎂), and thank you to everyone who has reached out with birthday wishes. I feel incredibly blessed by the amazing people in my life.

Here's to fresh starts, new adventures, lots of laughter, and making this my best year yet. Cheers to another trip around the sun! 🥂❤️
