More homes are hitting the market, but fewer are selling. What does that mean for Santa Clara County buyers and sellers?

Buyers have more choices and may have greater negotiating power. Sellers need to be especially thoughtful about pricing, preparation and presentation—but well-positioned homes are still attracting strong interest.

Stunning ride and amazing trails in the forest! Ride up through UCSC, did a handful of trails at the top, came down through Wilder Ranch and out on Englemans then down the paved path to Santa Cruz. We are so blessed to have these amazing trails and open space areas so close! SantaCruzMTB

🏡 So…what is your home REALLY worth?
I've noticed something interesting lately.
I've looked at several homes where the Zestimate was considerably higher than the estimates I was seeing on other real estate websites.
Same house. Same day. Very different opinions of value.
So which one should you believe?
Online home-value estimates can be a useful starting point, but they're still computer-generated estimates. They may not fully account for things that can have a big impact on what a buyer is actually willing to pay—such as:
• Remodeling and condition
• Floor plan
• Lot and location
• Improvements and upgrades
• The particular street or neighborhood
• Current buyer demand
And sometimes two homes that look very similar on paper can sell for very different prices.
Have you checked your home's Zestimate lately?
Now here's the fun part: check your home's estimated value on a couple of the other major real estate sites too.
👉 Are the numbers close—or are they surprisingly different?

Campbell homeowners — the market is showing some interesting signs heading into fall.
Pending sales have been climbing, while the number of active homes for sale has been falling. At the same time, months of inventory dropped significantly — from 3.2 months in July to 2.0 months in August.
That combination tells us buyer activity is picking up just as buyers have fewer homes to choose from.
If these trends continue, Campbell could be setting up for a strong fall market, particularly for homeowners who are considering selling.

One of our longtime Downtown Campbell favorites!

📍 Campbell Spotlight: The Olive Bar

We’ve been shopping at The Olive Bar in Downtown Campbell for years, and it’s always a fun stop.

One of our favorite things is sampling all the different flavors of olive oils and balsamic vinegars—there are so many interesting combinations to try, it can be hard to choose!

This time we came home with a bottle of Tuscan Herb olive oil. 🌿

If you’ve never stopped in, it’s definitely worth a visit the next time you’re walking around Downtown Campbell.

🏡 Would you buy the ugly house on a great street?
Sometimes buyers walk into a home and immediately see everything they DON'T like — dated flooring, an old kitchen, paint colors or landscaping.
But those are things you can change.
A great street, a desirable neighborhood and a location you love are much harder to change.
Sometimes the home that doesn't look perfect at first can actually be the better opportunity.
