Los Gatos homes are moving faster than they were a year ago.

For sellers, that matters, but it needs context… This tells us buyers are still willing to act when a home feels well-priced, well-prepared, and clearly positioned. It does not mean every listing gets the same response.

If you are thinking about selling in the next 6 months, I would use this time to understand what your home would be competing against, what buyers may notice first, and what should be handled before you go live.

A faster market can work in your favor, but only if your home is ready for that first wave of attention.

I’ve had a transaction where the inspection period became the moment the sale could have gone in two very different directions.

The buyer’s agent sent back a repair request list that, if handled poorly, could have either put the deal at risk or cost my seller tens of thousands in concessions.

So we slowed the conversation down and responded with a plan.

➡️ First, we separated the list into what truly needed attention, what had already been disclosed or documented, and what was being overstated.
➡️ Then we structured the response carefully: address the legitimate concerns, provide documentation where the request did not match the actual condition, and push back where the ask had moved beyond what was reasonable.

A rushed response could have cost the seller money. A defensive response could have made the buyer nervous. A vague response could have made the issue feel bigger than it was.

The goal was to keep the buyer engaged while protecting my seller from giving away more than the situation called for.

Getting the offer is one part of selling.
Protecting the sale after the offer is accepted is another.

➡️ Pricing strategy affects how buyers respond in the first 7 to 10 days.

Before selling, the most expensive prep is not always the most effective prep.

In Silicon Valley, the goal is to help buyers understand the home quickly, feel confident in what they are seeing, and see the value clearly.

That usually starts with the basics that shape first impressions: paint, light, curb appeal, and staging.

Before you spend heavily on a remodel, make sure the plan fits the home, the likely buyer, and the current market.

A lot of sellers price high because it feels safer. But in Silicon Valley, overpricing can quietly cost you the window that matters most.

The first 7 to 10 days are when buyers are watching closely, agents are comparing, and your home has its strongest visibility.

When a home sits too long, the question changes from:
“How quickly do we need to act?” to “Why is this still available?” 😬

That shift can affect leverage, offer quality, and the final result.

The goal is not to start high and hope buyers negotiate; it is to price with enough accuracy to create attention, confidence, and competition early.

When one of my Los Altos listings sold for $550,000 over asking and went pending in just 7 days, the result did not come from one single decision…

It came from the way the home was prepared, positioned, and introduced to the market before the first showing ever happened. This sale started with thoughtful conversations about timing, goals, and what felt right for the seller. 

Selling a home is not always a simple decision, especially when the home has meant something personally. My role was to help my client understand her options, answer questions honestly, and make sure that if and when she was ready to move forward, we had a clear plan in place.
