TRACY PINA | President's Circle | Top 3% NRT LLC | 408.460.0861 | Paragraph I have been a REALTOR selling homes in the greater Los Gatos area since 2003. Born and raised locally in Los Altos with parents that were always active in residential and multi-unit real estate it seemed a natural path for me once I decided to exit the world of Bay Area High Tech and Wall Street. In 2009 I

received my Broker License and joined Coldwell Banker in 2011. Since joining Coldwell Banker I have been one of the Top 10 sales associates in my office of more than 200, and in the Top 3% of the 40,000 agents associated with NRT LLC Residential Brokerage -- Coldwell Banker's parent company. I love what I do. I love helping people find their perfect home. It's never the right house until it really IS the right HOME and that shows up in people's body language. For Sellers, my number one priority is to always get the highest possible price. Moving can be stressful, the last thing I want is the selling process to be stressful too - I always do my best to take as much off my client's plate as possible so they can enjoy the move and the memories made in the "old house." When I'm not running around getting homes ready for sale or showing property, I am focusing on my two boys, Dallas and Mays, both born in 2006-- plus their cousins, friends and classmates. We have lots of fun and keep busy so if you are new to the area and are in need of ideas for kid fun, dentists, doctors, pre-schools, after school or sports programs and anything else you can think of I am here to help with that too. We have a passion for supporting EMQ Kids, Children's Ministries abroad and local, Make A Wish Foundation and St Jude's. For more background on me, feel free to visit me on social media

Flat prices are a gift.

Everyone waiting for a crash is missing what’s actually happening. Silicon Valley home prices are flat not falling, not spiking and for a buyer with a little negotiating power, that is exactly the window you’ve been asking for.

You just didn’t recognize it.

I break down exactly what this market is doing and why it may be the best entry point we’ve seen in years. Watch before you keep waiting.

The real answer? It’s not that simple.

Can Los Gatos be less expensive than Palo Alto? Absolutely. But it depends entirely on what you’re comparing.

In Los Gatos, you’ll often get:
More lot size
More privacy
More mature neighborhoods
More outdoor space
More of a small-town community feel

But then you have pockets of Los Gatos where prices can rival some of the most expensive parts of Silicon Valley.

So it’s not really about which town is cheaper.
It’s about where your money goes further for your lifestyle.

Commute 🚗
Schools 📚
Walkability 🚶
Downtown access ☕
Privacy 🌳
Your daily routine ✨

That’s the real math.

Some buyers would rather be closer to Stanford, major tech campuses, and Palo Alto’s urban feel.

Others would trade that for larger lots, tree-lined streets, hiking trails, and the charm of downtown Los Gatos.

Neither is right or wrong. It just depends on what matters most to you.

If you’re trying to figure out where you actually fit between Palo Alto and Los Gatos, I can help you break it down.

In luxury homes, the kitchen isn’t just the heart of the home, it’s the dealmaker. ✨

Every detail matters! This one features a rare quartzite island that’s more durable than quartz and tougher to find than granite. Custom cabinetry with a furniture-like finish, high-end fixtures, and a sliding window that opens to the sunroom all signal thoughtful design.

It’s those subtle touches that separate a nice kitchen from a truly unforgettable one.

I was having the same conversations with soo many home sellers, so I made a video to break down the big question: Should I sell my home now?

One of the easiest ways to add value before listing your home? Start outside. 🏡

Everyone talks about kitchens and bathrooms, but some of the highest ROI improvements are much simpler.

A fresh coat of paint can completely change how a home feels. Recessed lighting instantly makes spaces feel brighter, newer, and more inviting. And one of the most overlooked upgrades of all? Power washing.

It’s amazing what happens when you clean up a weathered deck or fence. Buyers often assume it’s brand new because the transformation is that dramatic. For a relatively small investment, you can completely change a buyer’s first impression.

The truth is that preparing a home for market isn’t always about spending more. It’s about spending strategically.

The right updates help buyers emotionally connect with a property, and that often leads to stronger offers and a faster sale.

Silicon Valley isn’t for everyone.

Here are 5 things you should be okay with before moving here…
(If #5 bothers you, this probably isn’t your place.)

1️⃣ The market moves fast:
Homes don’t sit around.
The best ones get attention quickly, and decisions often need to happen faster than you expect.

2️⃣ Price and value are different here:
You’re not just paying for the home.
You’re paying for location, access, schools, and long-term upside.
It doesn’t always feel obvious at first… but it makes sense over time.

3️⃣ Competition is part of the process:
Multiple offers, strong terms, and strategic decisions are normal here.
It’s not about overpaying.
It’s about understanding how to win in a competitive environment.

4️⃣ Space looks different:
Smaller lots, more thoughtful layouts, and less wasted square footage.
You trade extra space for location, lifestyle, and convenience.

5️⃣ You have to think long term:
Silicon Valley works best for people who understand the bigger picture.
Career growth, appreciation, and long-term opportunity.

It’s not just about buying a house.
It’s about positioning yourself for what comes next.

If you’re wondering whether Silicon Valley is the right fit for you…

DM ‘GUIDE’ and I’ll send you my best tips and guidance to successfully navigate the Silicon Valley market.

comment CABERNET for details 🤎

the kind of home that feels impossible to find these days.

completely renovated. high ceilings. attached 2-car garage. minutes from santana row.

and while everyone talks about location, this one also happens to be in a community served by one of the area’s most sought-after schools.

the work is done. just move in and enjoy it.

comment WEST PARR for details 🤎

somewhere between the third repair bill and the empty rooms, you start thinking differently about home.

that’s where this one comes in.

top floor. los gatos. quiet building. mountain views from the balcony.

a community small enough to actually know your neighbors.

units like this don’t come up often. only 4 exist in the entire building. and this one is available right now.

if the timing feels right, i’d love to show it to you.
