Today's Title Tip:
Be careful of adding anyone to the deed on your property. It is understandable why you would want to do so, but the consequences can be much more than most people realize. Once you give a person any kind of interest (be it a life estate or fee simple) they are just as much an owner as you are!
This means that to obtain financing the individual(s) would need to sign the Deed of Trust. Or should you want them to not be on the Deed any more, they would have to willingly sign a Quit Claim Deed back to you to give up their interest... you cannot remove them yourself.

We are saddened to hear of the passing of Don Fowler. He was a long time client and friend, and always had fascinating stories. His love of his family was truly something special, and Bonita was his world.
Our thoughts and prayers go out to Bonita, his children and family members. The world is a little dimmer without him.
