Was out on the water again this past Sunday. Church in the morning, quick lunch at the house, and by 1:00 we had the cooler loaded up and were pointed at a cove.

Been thinking about August out here lately. It's not the boating month people picture when they daydream about moving to a lake. That's more of a June or July thing, when the water's cool and you actually want to be moving. August is different. August is when you stop moving and anchor down and float.

Been meaning to write this one up for a while. Finally did. It's about what a normal Sunday afternoon actually looks like on Tellico Lake in August. The coves, the cooler, why we take friends and grandkids along, and what to bring if you've never done it.

Just about every out-of-state buyer I've worked with hits the same wall. They love the lake. They can picture the life. Then they open a browser and get four communities that all offer golf, water, mountain views, and beautiful homes.

On paper, Tellico Village, Rarity Bay, WindRiver and Kahite blur together. Live here awhile and they don't.

Something's changed on my phone this summer.

For twenty years, my August calls came from Ohio and Michigan folks trying to picture themselves through another gray winter ahead. This year, they're coming from Naples. Sarasota. Fort Myers. The Villages.

And they mostly sound alike. Insurance renewal in one hand, phone in the other, telling me the math on staying doesn't work anymore.

I wrote up what I've actually been hearing this summer. Three stories from Florida retirees I've talked to, one couple who came up, loved it, and decided to stay in Florida anyway, and an honest side-by-side of what the two states actually cost a retiree in 2026.
