Jumping on the ChatGPT bandwagon and asking it to put the BHG RBW Louisa office staff in a tv show we would definitely belong in. It played off of the popular show “Selling Sunset” . Fridays are good for a little well earned laugh after a week of working hard for our clients.

🏡 Term Tuesday: Contingency

It’s one of those real estate words you hear a lot, but what does it actually mean?

A contingency is a condition written into a contract that must be met for the sale to move forward.

For example, a buyer may include a home inspection contingency. If the inspection turns up an issue, the contract explains what steps the buyer can take and when. Other common contingencies involve financing or an appraisal.

Think of contingencies as the “if this happens, here’s what comes next” part of the contract. The details and deadlines matter, so I’m always happy to walk through them with you.

If you’ve ever been house hunting with me, you know just how true this is.

From one of my own adventures:

I was suppose to meet my client, who was not from this area, at a property in a very rural part of a neighboring county. I might add that I was not super familiar with that area either. Things are going great, my ETA is 8 minutes so I know I’m close. Hold that thought… GPS suddenly says you have arrived. There was no house in sight, no side road or driveway in sight, only the narrow twisty 2 lane I was on and a hillside on each side of me. I ended up finding a volunteer fire department with someone outside. I told them the address I was trying to get to and they were kind enough to es**rt me to it. With no cell service I had no way of reaching out to my client to let them know. Fortunately, I watched as a car came close, turned around and went the other direction. We hadn’t exchanged what kind of car we’d both be driving, but my gut told me it was him. I ran him down and got him to pull over and sure enough it was, thankfully I should say, because anyone else would have thought I was a crazy person lol. We both finally made it to the property, but note to self, GPS can get you very lost in these hills and cell service is a luxury not a guarantee 😂.

🏡 Why Wednesday: Why is one of my first questions, “Are you preapproved?”

I promise I’m not trying to skip to the paperwork! A preapproval helps us make your home search work for you.

🔑 It helps us find the right homes. Your loan type can affect which properties meet your lender’s requirements. Knowing that early helps us focus on homes that may be a good fit.

💰 It gives us a useful price range. A lender can tell you what you may qualify to borrow. Then we can pair that number with the monthly payment you’re comfortable making.

🤝 It helps sellers take your offer seriously. A preapproval letter shows that you’ve already spoken with a lender and started the financing process.

⏰ It helps you move quickly. If you fall in love with a home, you won’t have to start the preapproval process while other buyers may already be making offers.

🛡️ It’s also part of planning safe showings. Confirming financing before private appointments supports the safety practices agents use when meeting new buyers.

Preapproval isn’t a promise that a loan will close, but it’s a smart first step toward shopping with confidence. If you’re thinking about buying, I’d be happy to help you get started!

🏡 TERM TUESDAY: Earnest Money (EMD)

Real estate comes with plenty of terms, abbreviations and phrases that can sometimes sound like a whole different language. That’s why I’m starting Term Tuesday—to give you a basic, easy-to-understand explanation of the terms you may hear during a real estate transaction.

This Tuesday’s term is earnest money, also called an earnest money deposit—or EMD.

Earnest money is a good-faith deposit a buyer makes after an offer is accepted. Think of it as your offer putting a little money where its mouth is and saying, “I’m serious about buying this home!”

The deposit is generally held in escrow and is typically credited toward the buyer’s purchase at closing. The amount, deadline and circumstances under which it may be returned—or possibly forfeited—are determined by the terms of the contract.

It isn’t meant to be mysterious or intimidating. It’s simply one part of showing a seller that a buyer is committed to moving forward.
