🏡🔑 LET’S TALK DEEDS! HOW WILL YOU HOLD TITLE TO YOUR NEW HOME? 🤔
Did you know that how you own your home matters just as much as whose name is on the deed? 👀
When purchasing real estate, there are different ways to hold ownership, and this is an important decision you should make BEFORE you arrive at the closing table! ✍️🏡
Let’s break down four common types of ownership in Virginia! 👇
🏠 1️⃣ SOLE OWNERSHIP
One individual holds title to the property in their name.
👥 2️⃣ TENANTS IN COMMON
Two or more individuals own a property together, and their ownership percentages do not have to be equal. If one owner passes away, their ownership interest generally passes through their estate rather than automatically transferring to the other owner.
🤝 3️⃣ JOINT TENANTS WITH RIGHT OF SURVIVORSHIP
Two or more individuals hold title together with survivorship rights. When one owner passes away, their interest generally transfers automatically to the surviving owner(s).
💍 4️⃣ TENANTS BY THE ENTIRETY
A form of ownership available to legally married couples in Virginia. This includes survivorship rights and certain legal protections unique to this type of ownership.

Just because TWO names are on a deed does NOT automatically mean the surviving owner inherits the entire property! 😮
