There’s something about fall in Eastern Kentucky.

The mountains start changing colors.

The mornings get cooler.

Porch sitting requires a sweatshirt.

Football is on.

Chili starts sounding good again.

And somehow that first cool evening makes home feel just a little more like home. ❤️

Real estate is about houses—but the memories we attach to them are what make each place personal.

Before a potential buyer ever walks through your front door, they may first see your home in listing photos.

That makes photo day worth preparing for.

📦 Clear unnecessary items from countertops.

🧲 Tidy the refrigerator and visible surfaces.

🛏️ Make beds and straighten rooms.

🪟 Open blinds or curtains when appropriate.

💡 Replace burned-out bulbs.

🧴 Put away everyday bathroom and kitchen products.

🌿 Give the porch and entry a quick cleanup.

The goal isn’t to make a home look like nobody lives there. It’s to help buyers clearly see the space and features of the property.

Before your heating system starts working overtime this fall, give your home a quick seasonal check.

🏡 Replace or inspect the HVAC filter as appropriate for your system.

🔥 Have heating equipment serviced when recommended by the manufacturer or a qualified professional.

🚪 Check around doors and windows for noticeable drafts.

💨 Make sure vents and returns aren’t blocked by furniture.

🚨 Test smoke and carbon-monoxide alarms and replace batteries or units as appropriate.

🌿 Take a look around exterior HVAC equipment and keep the surrounding area clear.

Eastern Kentucky weather can change quickly. A little fall maintenance now can help you identify issues before a cold evening arrives.

Depending on the loan and borrower, you may also want to ask about:

✔️ Estimated monthly principal and interest
✔️ Loan term
✔️ Estimated closing costs and lender fees
✔️ Mortgage insurance, when applicable
✔️ Whether points are involved
✔️ How estimated property taxes and homeowners insurance may affect the total monthly housing expense

Two financing options can look similar at first glance while having different costs or features.
Before making a decision, ask your lender to explain the estimates and loan terms that apply to your particular situation.

A house gives us an address.
A community gives us a sense of place.

It’s waving when you pass somebody on the road. It’s recognizing familiar faces at the grocery store. It’s Friday night lights, church suppers, festivals, family gatherings and knowing somebody who knows somebody. 😊

That small-town connection is one of the things that makes Eastern Kentucky special.
