Louisville homebuyers: the next few weeks could be worth paying attention to.

According to Realtor.com’s 2026 housing market research, September 27 through October 3 is expected to give buyers a strong combination of more inventory, less competition, and lower prices compared to the summer peak.

Nationally, buyers could see nearly 32% more homes available compared to the beginning of the year, while competition is projected to be about 30% lower than peak levels. Prices are also expected to sit roughly 3.5% below their seasonal high.

For anyone thinking about buying a home in Louisville or Southern Indiana this year, this doesn’t mean you need to rush out and make an offer that week.

It does mean the fall housing market could create a better environment to shop carefully, compare more homes, negotiate, and make a decision without some of the pressure buyers often feel during the busier months.

Louisville friends, here’s a new NuLu stop to add to your list.

I stopped by Haymarket | NuLu today, and I was genuinely impressed with the experience.

The first thing I noticed was how clean and organized everything was. They have a really nice selection of organic and sourced foods, fresh produce, groceries, prepared meals, coffee, breakfast, lunch, and plenty of grab-and-go options.

The staff were incredibly friendly, and I also appreciated how convenient the location and parking is, especially for a quick stop in NuLu.

If you enjoy supporting local Louisville businesses and having more organic grocery options close to Downtown Louisville, Haymarket is definitely worth checking out.

30 runs. More than 125 miles. And $1,000 raised so far. I’m officially halfway to my $2,000 fundraising goal. Excuse the red face.

I’m appreciative of the fundraising support, but I’m also proud of myself for sticking with the training. Running has always been something I’ve had a habit of starting and eventually giving up on. This time, I’ve kept showing up.

30 runs later, more than 125 miles behind me, and with 36 days to go, I’m still going.

Thank you to everyone who has already donated, encouraged me, or followed along with the training. It means a lot.

Now I’m working toward that next milestone: $2,000 raised. 36 days until race day.

Louisville homeowners: the market has shifted, and these are 3 things worth paying attention to right now.

Mortgage rates are still influencing what buyers can afford and how quickly they’re willing to make a move.

More listings mean buyers have more choices. For sellers, that makes presentation, marketing, and positioning from Day 1 even more important.

And pricing? It’s a strategy, not just a number. The goal isn’t to pick the highest list price. It’s to position your home to create interest, protect your negotiating leverage, and put you in a strong position for the outcome you want.
