An HOA is common in many neighborhoods. Not only do some home owner associations help to fund public uses such as pools, trash pick up and snow removal, but they also serve to set a standard for which the residents should abide by. For example, there may be limitations on pets, leasing restrictions and parking rules. Each neighborhood and association is different, that’s why it’s important to have a realtor who understands and can provide the most current covenants, conditions and restrictions. Not only that, but explain them well.

Love it or hate it, an HOA is intended to preserve the neighborhood and ultimately the home’s value.

Do you enjoy going to open houses? Do you bring your agent to open houses? If not, you should.

Bringing your agent has tons of benefits to you. The agent listing the home represents the seller, not you. They have the best interest of the seller in mind. Your agent will have your best interest in mind and protect you. Your agent can also start looking for things that you may not necessarily notice the first time looking at the home. For example, water damage, foundation issues, etc. It’s also super important for your agent to get an idea for how desirable the home is to other buyers. How busy is this open house? Does this seem like a home that will have multiple offers? This is nice because your agent can immediately start strategizing. Your agent can also start builing a direct rapport with the listing agent. This can help with a smoother transaction 🤞🏼
