There is something really special about building a life and career around helping people find where they belong.
I love real estate because it is never just about houses. It is about the first home, the fresh start, the bigger dream, the next chapter, and the feeling people get when they finally walk into a place that feels right. Getting to be part of that is something I never take lightly.
But what I love just as much is helping agents build businesses that actually reflect who they are. Not cookie-cutter. Not forced. Not trying to fit into someone else’s version of success. Real businesses built on authenticity, trust, relationships, and purpose.
That is the part that lights me up. Helping clients find home, and helping agents create careers that feel like home too.
I truly love what I do, and I am grateful every single day that I get to do this work with people I care about and for a community I believe in.
If you are looking for a house to call home, or a brokerage that feels like the right fit for your next chapter, let’s talk.

Here’s your Louisville real estate market snapshot for July 21–27, 2025: There is a TLDR, if you want to skip to the bottom.

📊 Key Numbers & Highlights
The local market is still firmly in seller’s territory, with low inventory and strong demand keeping prices elevated. It’s a sellers’ market through and through.
Median sale price regionwide is hovering around $307,000—a 5.9% year‑over‑year gain. Homes are moving fast: average days on market in June was around 39, down slightly from last year. Sellers are still pulling in nearly 99% of asking price.
Inventory is ticking up, but still low: about 2.8 months’ supply, which is lean compared to the 6‑month balanced market norm.

🏠 Top & Bottom Sales of the Week
From the latest closings around July 21, here’s the lowdown:
Highest sale: A home in Sutherland, located at 639 9707 US Hwy 42, closed for $1,780,000.
Lowest sale: An investment property at 2809 Rowan St, Louisville, KY 40212 sold for only $35,000.

Why It Matters
If you’re buying:
Expect competition. Even “discount” homes are mid‑$200Ks and move fast.
But if a property hangs out more than 20–30 days? That may be your negotiation window.

If you’re selling:
Prices are up, and inventory is low. Now’s prime time to list.
You can likely expect close to full asking price—if not a bit over—especially if your home shows well.

TLDR 😎
📈 Market trending upward in prices, sales, and inventory.
💰 Top sale: $1.7M (Prospect Mansion), bottom: $35K (Rowan St).
Sellers? Still punching higher prices. Buyers? Do your homework and move fast.

Need numbers by neighborhood or help positioning your home to list? Just say the word!

‼️Louisville Real Estate Snapshot: Week of July 14–20, 2025‼️

✨The Louisville housing market stayed active last week, offering a clear view of both luxury and entry-level activity.

🏠 Median home prices in Louisville remain steady around $275,000, with most homes selling in about 30 to 40 days. Mortgage rates, hovering between 6.8% and 7.1%, continue shaping buyer behavior, pushing sellers to price competitively.

In short:
✅ High-end homes need sharper pricing to close.

✅ Market activity remains balanced as summer rolls on.

Stay tuned for next week’s highlights.
