I posted this super cute condo the other day, but you must have missed it. lol. Seriously though, it’s not selling for reasons I can’t control: it has a $400 month maintenance fee and is kissing a flood zone. (cheap insurance, never flooded). But they allow rentals! And based on my research in my own brain, that’s the cheapest two bedroom anything you’ll find in this city that isn’t dilapidated. Give it another look. It has a new electric panel and in-unit laundry and the surroundings are very pretty. This could make for a really affordable first home, retirement home or the two bedrooms might make the math work out as an investment property. Online lenders will approve you for anything! They do not care that it’s not true. They will let you try to buy the house you want just in case you can make them some money without them having to do anything. It happened again to me. I had someone come to me with a “preapproval letter“ and they can’t get a loan at all once I had them talk to someone local that knows what they’re doing. This person was so excited to meet with me and talk about their needs and what type of house they were gonna get and imagining their family and their future there. There are no human beings where these companies are concerned. Just cranking out letters and if they make one deal out of every hundred letters they give out that’s plenty to justify their efforts. I’m begging you to have a conversation with a local lender if you want to buy a house. Otherwise you’re setting yourself up for failure and disappointment. I am so on my high horse about this right now because every teeny thing we do is scrutinized and criticized but these big banks can just do this to people with no consequences or recourse. This particular lender that approved them actually called me had a whole conversation with me just like a local lender would to assure me that they were good. And they’re not. And the deal they would’ve gotten is worse than what they would’ve gotten from someone local anyway even if they could qualify. Anyway, scroll past if you’re tired of my ranting but I won’t stop. This job is hard enough without big corporations getting to do whatever they want with no consequences to make it harder on us and not care. This should be illegal.
