2019 Q4 (Fourth Quarter/Year In Review)

The average sold price for Louisville homes in December was just over $230k, wrapping up 2019 with a year over year increase of 5%.

Inventory levels across the board remained largely unchanged over the course of the year, ending in December at 2.6 months.

The average days on market; the length of time the average home sits on the market before going under contract, is 60 days.

At the end of December 2019, it remains a Seller favorable market in virtually all price ranges with the exception of the $500k and up category, which is a Buyer favorable market.

The average home in the greater Louisville market sold for another record breaking $249k in the beginning of this quarter. Quite staggering information when you consider that number represents a nearly 25% increase from the peak selling season of 2014; only five years ago. That said, we're seeing a decrease in the number of homes being sold overall in the area, and the average days on market, while lightning fast at 46, has appeared to bottom out at that number for 3 years straight during peak season. This definitely marks a transition period in our opinion, and buyers and sellers would do well to stay informed, as there are some major differences occurring in various price ranges.

For the second quarter in a row, the number of residential properties being sold in the Louisville area is no longer increasing, and in fact that trend is starting to decline. Similarly, the average days on market that a property is listed before going under contract appears to have bottomed out. However, the average sale price in Louisville shattered prior years past, coming in at nearly $246,000 in the month of June. This is a huge increase in just a few short years, and has outpaced the average household income during that same time. With the above data, coupled with the fact that the unemployment rate and interest rates are at historic lows (meaning favorable conditions for buyers), the fact that homes aren't being sold to the degree that they were over the last 3 years means that we can only come to the conclusion that in general buyers are not able to keep pace with home prices on average. For now, we remain in a seller's market in every price range under $500,000 and up, but the above data suggests that a year or two from now, that may not be the case.
