On the flip side, larger homes (3,000 sq ft or more) became less common, slipping from about one in three to just one in five. Builders are turning to cozier floor plans to keep homes within budget, especially with mortgage rates hovering between 6% and 7%. For first-time buyers and anyone watching their budget, these smaller homes can make the dream of homeownership a little more reachable—down payments and monthly costs get a bit lighter, even if the price per square foot keeps things challenging. One of my favorite things about Louisville is how much variety you’ll find from neighborhood to neighborhood—there’s truly something for everyone, and often at a price that surprises newcomers (homes here can be about half what people expect). Because our city-county area covers so much ground, your choice of neighborhood really shapes your day-to-day. If walkability is high on your wish list, I always recommend checking out the Highlands (my personal favorite), Germantown, Schnitzelburg, Crescent Hill, Clifton, or Old Louisville—these areas are packed with character, older homes, and lots of local businesses. For those drawn to the condo or loft lifestyle, Downtown, NuLu, and Butchertown have great options. If you’re looking for more space, a driveway, and a true suburban vibe, St. Matthews and the neighborhoods farther east might be a perfect fit, though you’ll probably want a car. Don’t forget about schools: Jefferson County uses a student assignment system, so it’s not as simple as picking a zone. And, if you’re considering one of our beautiful pre-war homes, it’s smart to check for freeze-thaw wear—those details matter. Before your move, I always suggest confirming things like truck access, stairs or elevators, driveways, and timing. And if you’re not sure where to land, renting centrally for a year is a great way to get a feel for what fits you best.
