After you reach out to me in the way that’s most convenient for you—text, DM, phone, email, or my fave, in person—I’ll get back in touch within 24 hours if we should miss each other. We’ll have a quick introductory chat and schedule a face-to-face at your home.⁣
In prep for our meeting, I’ll run a market analysis, look at recent comps, and check out any online records I can find.⁣
During our meeting, I’ll bring my findings to share and we'll do a walk-thru of your home. We’ll discuss your selling timeline, profit goals, and any minor repairs or upgrades that might be worth doing prior to selling. I’ll be happy to linger as long as needed to answer all your questions.⁣
Afterward, I’ll combine the data I’ve gathered along with your feedback and compute a suggested listing price.⁣
At that point, if you’re ready to list, I’ll schedule a photographer, write your listing description, get it all okayed by you, and start networking with other agents to track down your buyer.⁣

Every real estate agent you know is shouting, "LOW INVENTORY! LOW INVENTORY!" Maybe so much so that you've tuned 'em out or keep thinking, so what? What's that got to do with me? ⁣

Truth is if you're a homeowner thinking to sell or home shopper looking to buy, low inventory means EVERYTHING! ⁣

FOR THE HOMEOWNER LOOKING TO SELL:⁣
• The time is NOW! With low inventory (translation: not that many homes are for sale), you're not going to have to compete with as many other homes to attract buyers.⁣
• Even with low inventory set your asking price at market value. Doing so means you’re likely to attract more buyers and possibly set off a lucrative bidding war.⁣
• You're going to get a greater return on your investment. Rising prices mean that homes are also gaining value!⁣

FOR THE HOME SHOPPER LOOKING TO BUY:⁣
• Time is of the essence when inventory is low. Do everything you can NOW (gather down payments funds, get pre-approved, have your home ready to sell) so when you find your dream home you. can act, and act fast!⁣
• Keep your offer as "clean" as possible. Now isn't the time to pack your offer up with contingencies, concessions, closing dates, or repairs.⁣
• Beware of renegade emotions. Whether it's a competitive bidding war or losing out on another home you just KNEW was the one, fight to keep your emotions in check. Stay patient and stay in the game — the right house will come along at just the right time. ⁣

If you have even the slightest inkling of selling, DON'T PUT IT OFF any longer. At least speak with an agent who can help you assess the changing market conditions and let you know what you can expect to sell your home for — chances are you'll be pleasantly surprised!⁣

Only look at homes you feel confident you can comfortably afford -- it’s one of my top pieces of advice for homebuyers. ⁣

Today’s topic tackles the question you’ll need the answer if you’re looking to buy: How do I know how much home I can afford?⁣

• Most experts recommend using the 28/36 rule which means you shouldn't spend more than 28% of your gross monthly income on housing and 36% on total debt (including your mortgage, credit cards, and other loans like auto and student loans).⁣
• For example, if your salary is $75,000 per year, your gross monthly income is $6,250 ($75,000 divided by 12). Your total housing costs (principal, interest, taxes, and insurance) shouldn’t exceed $1,750 per month (28% of $6,250).⁣
• Keep in mind the 28/36 rule is just a general guideline. Adjust the percentages to your own comfort level and financial goals. ⁣

It's the question every homeowner asks at one point or another: Should I sell or should I remodel? Here are a few questions to ask as you make the king-size decision.

First up, Team Remodeling:
• Do I love my current home's location?
• Do I have space (inside and out) for an addition?
• Will remodeling address my biggest concerns about my home?
• Do I have a place to temporarily move during the remodel (or the patience of a saint to live in an "under construction" house)?
A YES to most of the above means remodeling is probably in your future.

Next up, Team Time-to-Move:
• Do you anticipate needing more space than a remodel can provide in the next 5 years? (more bedrooms, bathrooms, etc.)
• Will remodeling put your home above neighborhood value?
• Would you prefer a home that's closer to your everyday places (work, school, shopping), or do you desire a different school district or a larger lot?
Resonate with these questions? Find a realtor and at the very least, take a look at what's on the market. Sometimes moving in one direction is just what you need to clarify your thinking.

1. Cleanliness is still king. Designers anticipate easy-to-clean fabrics and surfaces to remain in demand as a way to help us all stay on top of pesky germs.⁣
2. Expect interior colors to warm up as owners crave warmth, comfort, and coziness. Various shades of browns, oranges, and reds will the trick.⁣
3. Not into warm hues? Designers think soft shades of blue that create a peaceful vibe will also be popular.⁣
4. Remodeling or building a new construction? Closed floor plans are front-and-center as demand grows for private spaces designated for remote work or at-home learning.⁣
