Job Description
The maintenance technician would maintain the efficient operation and upkeep of the property, daily repairs, buildings, and grounds in a supportive role. They must also be available for on-call schedule.
Responsibilities include:
Take responsibility for the daily repair and upkeep of the property and the preparation of vacant units for occupancy
Maintain and keep an inventory of all supplies and equipment
Ensure necessary tools are on hand
Report unusual or extraordinary circumstances regarding the property or residents
Maintain the required property uniform ensuring a professional appearance
Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and
company safety policies at all times
Be available to work on an on-call basis
Secure the maintenance shop(s) at the close of every workday
Remove snow and ice as necessary
Handle all lock-outs as a result of evictions and take responsibility for 24-hour response to service requests
Requirements
Ability to operate various hand tools including power tools
Ability to apply common sense understanding to carry out detailed written or oral
instructions
Effective communication skills
Knowledge in HVAC, plumbing, and electrical
HVAC license preferred but not required

Job Description

The leasing agent will perform all activities related to apartment rentals, move-ins, lease renewals, and resident retention and interact directly with prospective and current residents to achieve maximum occupancy. This includes generating and handling traffic, leasing apartments, qualifying prospects, preparing lease documentation and completing move-in paperwork and procedures. They will provide high-quality resident service and conveys resident service requests to the Maintenance Supervisor and other associates.

Responsibilities:

Leasing and Marketing

Handles telephone and on-site traffic, provides information about apartments and the community to prospective residents, schedules visits to the community and shows made-ready apartments.
Successfully closes new sales, leases apartments and determines if prospective residents meet community qualifications.
Maintains an accurate and in-depth knowledge of all aspects of the community, particularly in areas such as rent and pricing information, vacancies, apartment availability, lease expiration's, square footage, etc
Completes follow-up thank you notes and call-backs with prospects after the initial community visit.
Monitors all vacancies and future vacancies in order to react proactively to future occupancy needs.
Understands and complies with Fair Housing laws and standards.
Inspects vacant apartments on a regular basis to ensure that they are ready to show to prospective residents
Assists with implementing resident retention and renewal programs.
Customer Service

Assists in the planning and implementation of, and attends, various community sponsored resident functions and activities.
Effectively explains all lease and community policies to new and current residents.
Conducts follow-up activity as needed with new and current residents in order to establish and maintain positive resident relations.
Job Requirements:

Minimum of one year of leasing experience with multi-family properties is preferred but not required
Superior customer service and communications skills (written and verbal)
Must be enthusiastic, reliable, organized and able to multi-task
Experience with Entrata is preferred but not required
