If I had a dollar for every time someone told me they were "almost ready" to buy their first home... I could probably buy the house myself.

At a recent listing appointment, my client told me the last agent she hired took some cell phone photos, stuck a sign in the yard, and played the waiting game.

That's not how you sell a home quickly and for top dollar. Not in this market. (Not in any market, honestly).

Here's what goes into a successful sale:

one summer i helped a client move into their dream home...a 5 bedroom, 3900 sq ft home on 7 acres with a pool. i'm not one to get jealous but at closing i sort of wished it was me signing all the papers.

so i was surprised when she called me again out of the blue. my first thought (hope) was, "oh hopefully she has a friend who is just as great as her that's looking to buy!"

so imagine my surprise when she said, "can you list our house?!"

turns out, there was nothing totally wrong with the house, they just realized after one year that it was more work than they had expected.

The yard alone took 4-5 hours to mow, not to mention w**d and spray, then there was pool maintenance and deep cleaning inside and it got to a point where even just walking 57 steps from the laundry room to the kids' bedrooms to put laundry away was TOO MUCH.

bottom line: they didn't need 3,000+ sq ft and 5+ acres. They just needed a basement and an office and no HOA.

Sometimes you live and learn (no shame!) and sometimes you get the chance to really think this through before you sign on the dotted line...

the proof is in the pudding (or in this case, on slide 3!)

in all honesty, there are a lot of great agents around here. but from day one i decided i was going to go against the grain and do things my own way, because i think that's what locals deserve.

in the end it's all about holding myself to a higher standard so that clients don't walk away from me thinking agents will do anything for a commission check or forget me altogether because we never really connected.

i'm not for everyone, and i'm ok with that. i'm for the Louisville locals who want a real estate experience that feels like a breath of fresh air, so if that's you, follow along and say hi!

I've had to have some hard conversations in this job. The one that never gets easier is sitting across from a seller three weeks after a price reduction, knowing we had a really solid offer on day five.

The first offer almost always comes from the buyer who's been waiting for exactly what you have. They move fast because they're ready. When that offer feels "too quick" and you let it go, the waiting game starts. And it rarely ends the way sellers hope.
