Home Spelling Sale!

Every mispelled word you find in this advertisment is worth $1,000 towards the purchase of this spectacularly remodelled home.

Louisvillians have two weaknesses. The first is spelling and the second is home prices. Here we’re about to do something about both problems.

This advertisment for a home has several mispelled words. Some of them are intentionally mispelled and others are because my spelling is pretty lousy. (My grammar’s bad too.)

For every mispelled word you find in this advertisment, I’ll reduce the price of the home shown here by $1,000. If you find 10 mispelled words, you get $10,000 off the price. If you find 25 words mispelled, you get $25,000 off the price. And so on and so fourth. Why such generosity?

Too costly - Homes in Louisville have sold for extremely high prices since Covid. Plain and simple. A flipped house of this quality, while worth every penny, needs to be accesible to the average homebuyer. My client has the perfect home for a first time buyer, or even someone’s second, third or forth home. The average home in Louisville is close to $300k, so every mispelled word gets you $1,000 off that. A great deal indeed.

So by running this special sale, we have this home starting at full retail price (What I think it’s truly worth) and give you, the home buyer, a chance at getting a deal. I told you my grammar wasn’t good either, so this is some good practice for us all to be honest.

The rules - Look through this advertisment trying to find several mispelled words. Identify each mispelled word you find and put the total number of mispelled words in the form to follow. Please don’t correct my grammar. Then multiply the number of mispelled words by $1,000 and then deduct that amount from the $300,000 price show in this advertisment.

We promise to deliver this home to you for the price you earn. But be careful. If you identify a word that is not mispelled, we reserve the right to negate your claim, and have you arressted. All submissions must be done in the form with a verified phone number. (So we can alert you of the correct mispellings, or to alert the police.)

If you just want to join in the fun and don’t care about this fame, I’m sure you know a friend or family member who would love you to tag them in this, refferrals would actually be apreciated, so they have the ability to get a home for a great discount. Or you can simply schedule a showing to see it, and buy it before people count all the mispellings.

There are a few disclamers. We only have this one home, so we reserve the right to sell it before you can play. We also have the right to refuse anyone who claims more mispelled words than we’ve actually made.

And finally, a little clue there are four mispelled words in this paragraph.

Remodelled for you in mind - This home in the heart of Valley station was rennovated with you in mind. Luxurious granite countertops and cabinets with a wraparound Island. To die for. What if you’re searching for a finished basement with storage space, go ahead and mark a talley. Have you searched for 4 bedroom homes, only to find them out of your price range? This home has 3 official bedrooms and a bonus room in that described basement. (Mark that talley.) What about a garage, a backyard, a covered back porch and tucked into a quiet neighborhood? ��Okay, maybe I’m overselling it, but come on, this home checks off ALL the boxes. Mark another talley.

What I love about this home is that it has great access to the Gene Snyder and I-65 and food shopping and more up and down dixie highway.

Like I said earlier, there are people out there talleying up all the mispellings, but you can get your chance to see this beautiful home before someone swoops in and offers on it.

Don’t want a price cut and prefer the seller to pay closing costs? Go ahead and talley up all the mispellings, and bring your offer. The seller is happy to accomodate concesions to the gramatically correct participant.

Anybody thinking of getting into their first, second or hundredth rental, I just want to give a shoutout to my client, and a private money lender I work with often. They'll be tagged.

Most people think real estate deals are black and white, copy and paste, easy peasy.

This was not one of those deals, but it was an AMAZING experience and deal like no other. I learned a thing or two from my client, while also bringing my own knowledge and expertise to the deal along the way. Had we not been working together I don't think it would have worked out in his favor.

I don't know it all, but I own rentals and do real estate full time, so having a good representative in your corner is hands down a necessity. Good lenders, Private or credit unions, good contractors, good operations, great attorney and title support, and more are just the beginning.

This is his second of MANY investment properties. Him and I started working together because he's looking to add to his portfolio and use the equity in one property to fund the purchase of another property.

Red Flag #1 that I helped him through:
He went with a bank who overpromised and under delivered, resulting in him getting into contract with a lender who couldn't perform.

Red Flag #2
The next lender I got him in touch with was my "go-to" but unfortunately, had a one in a million turn of events, and a week before closing, the lender handling it got let go from the company so we were left scrambling... again. (I couldn't foresee this red flag, but we had to adapt)

We finally found a private money lender, to fund the deal CASH, at an amazing rate and terms for a short seasoning period. This allowed Chad to buy the property and close within his contract, whilst still bringing no money to the table from his pocket.

4 months later, he cashed out, refinanced, with excellent terms, and actually GOT PAID for buying this property.

The property was under rented value add on rents 📈
Great structurally with no deferred maintenance 📈
