I haven’t posted on here in a while but I had to make an exception for this one. Today was a very special closing. Tony was referred to me by one of my longstanding clients to purchase not only his first home, but his first investment property 🏡. He was an absolute joy to work with, and seeing the excitement he had when we found “the one” made me truly appreciate the role that a Realtor can play in someone’s life😊. This young man is looking to build his portfolio and check all the boxes along the way. To boot, I got to do this deal with my girl Erica Fowler-Loan Officer NMLS 1781544 There is no better feeling than knowing you helped someone achieve their dreams, and saved them some money along the way! Closing costs and a home warranty paid by the seller🧾, and he is walking into his purchase with equity 📈! I’d say we did a darn good job! Tis this time of year for blockbuster savings! Every year we see closings that are stopped because a buyer got a "deal they couldn't pass by" on an appliance or furniture for their new home on Black Friday or Cyber Monday. These deals are great, but not worth jeopardizing your loan.

Buyers who are getting a mortgage should never open new lines of credit in the time between applying for a mortgage and closing. Also, they shouldn't make any big purchases on credit that could mess with their available credit. All of this will slow down the closing process and could potentially make them ineligible for the mortgage. So just say no!

The day after you close, you can buy a elephant if you want to...lol. Just chill until we close!
