I’ve seen military families handle a PCS move a lot of different ways.

Some arrive, rent for a year, learn the area, and then decide where they want to put down roots. Others buy right away because they know what they’re looking for and don’t want to move twice.

Truth is, I’ve seen both approaches work. The part that matters is understanding your options before you’re under the pressure of a deadline. A move to a new duty station comes with enough decisions already. Housing shouldn’t feel like a guessing game.

𝙏𝙊𝙋 𝙃𝙊𝙈𝙀 𝘽𝙐𝙔𝙀𝙍 𝙌𝙐𝙀𝙎𝙏𝙄𝙊𝙉 #1: 𝙎𝙃𝙊𝙐𝙇𝘿 𝙄 𝘽𝙐𝙔 𝙉𝙊𝙒 𝙊𝙍 𝙒𝘼𝙄𝙏?

I get asked this question all the time.

The honest answer is that nobody has a crystal ball. We don’t know exactly what interest rates or home prices are going to do next month or next year.

What I usually tell people is this: don’t try to time the market perfectly. Focus on whether you’re ready.

Do you have stable income?

Do you have money set aside for the down payment, closing costs, and the unexpected things that come with owning a home?

Do you plan to stay put for a while?

If the answer is yes, it may be worth looking at your options now instead of waiting for the “perfect” time.

I’ve seen people wait for rates to drop, only to find themselves competing with more buyers and paying a higher price for the same house.

Every situation is different, but being prepared matters a lot more than trying to predict the future.

𝙍𝙀𝘼𝙇 𝙀𝙎𝙏𝘼𝙏𝙀 𝙏𝙄𝙋: I've been a little quieter on social media the last few days. Between real estate, football, family, and life in general, I've spent more time listening than posting.

One thing I've learned after helping buyers and sellers is this:
Many people wait until they're ready to move before they start planning. In reality, the best time to start planning is 6–12 months before you think you'll move.

Here are 3 things you can do today, even if you're not moving anytime soon:

1) Find out roughly how much equity you have in your current home.

2) Review your credit and address any issues before they become a problem.

3) Start a list of "must-haves" and "deal-breakers" for your next home.

The people who have the smoothest moves are usually the ones who start planning early.

One thing I encourage military families to think about early in the relocation process:

Don’t start with the house. Start with the lifestyle.

- Sometimes the best decision is being closer to base.
- Maybe it's about having more space.
- Is renting first while learning the area best?

The right move isn’t always the most obvious one. That’s why understanding the local market matters just as much as understanding the homes themselves.

One of the questions I hear most from families moving to Fort Knox: "𝙒𝙃𝙀𝙍𝙀 𝙎𝙃𝙊𝙐𝙇𝘿 𝙒𝙀 𝙇𝙄𝙑𝙀"?
