A lot of people hear “100% financing” and assume all loan programs work the same.

They don’t.

Two of the biggest zero down payment programs in the market today are VA and USDA loans, but the guidelines, benefits, and eligibility are very different.

Here’s a simple breakdown:

VA LOANS

VA loans are specifically for eligible Veterans, Active Duty Service Members, and certain surviving spouses.

Some of the biggest advantages:

• No down payment required
• No monthly PMI (Private Mortgage Insurance)
• Flexible credit and underwriting compared to many conventional programs
• Competitive interest rates

There is a VA Funding Fee in most cases, but many borrowers finance it into the loan amount instead of paying it out of pocket.

For many Veterans, VA financing is one of the best mortgage products available today.

USDA LOANS

USDA loans are designed for buyers purchasing in eligible rural and suburban areas.

A lot of people are surprised by what actually qualifies as “rural.” Many areas outside major city centers still fit USDA eligibility.

Key highlights:

• No down payment required
• Available in many rural and suburban locations
• Income limits apply based on household size and county median income
• Requires upfront and annual mortgage insurance

USDA can be an incredible option for buyers who qualify, especially for first time homebuyers trying to keep cash in the bank.

Here’s the important part:

Just because two programs offer 100% financing does NOT mean they operate the same way.

Eligibility, monthly payment structure, mortgage insurance, property location requirements, and underwriting guidelines can all look very different.

And if you are NOT a Veteran and NOT buying in a USDA eligible area…

There are still other low down payment and even 100% financing options that may be available depending on your situation.

The key is knowing which program actually fits your goals instead of forcing yourself into the wrong loan
type.
