January 2026 – Greater Louisville Market Update

Despite the extreme cold and snow Louisville experienced in January, the market remained active. New listings jumped 23.4% year-over-year, showing that sellers are entering the market with confidence. However, pending sales were down 14.5% and closed sales dipped 6%, likely influenced by weather-related slowdowns and buyer hesitation during the storms.

Home values continue to rise, with the median price up 2.2% to $274,950 and the average price up 3% to $332,793. Inventory increased significantly (up 30.3%), giving buyers more options and pushing months of supply up to 2.7. Homes are also taking slightly longer to sell, with days on market up 9.3%.

For Buyers: You now have more inventory and slightly less competition than last year, which creates stronger negotiating opportunities—especially after a weather-impacted month.

For Sellers: Prices are still rising, but with more homes on the market and longer days on market, proper pricing and strong marketing matter more than ever.
