Remember my clients from last week? 🏡❤️

We sold their St. Matthews home so they could be in a stronger position when the RIGHT home came along in Oldham County, Kentucky .
Well… SATURDAY, IT CAME ALONG. 🎉
The perfect house. The one they had been waiting for.
There was just one little problem…
MULTIPLE OFFERS. 😬
And one of them was CASH. 💰
We weren't.
For about half a second, it felt like we might be dead in the water. 💀💀💀
But here's the thing — cash doesn't automatically win.

So we got to work.
We immediately switched gears with lenders and structured terms that would make our financed offer stand out. We stayed in constant communication with the list agent, who was also the seller, learned what mattered most to them, and put together the strongest offer we could — not just on price, but on the entire package.
And it worked. 🙌
WE GOT THE HOUSE. 🏆🏆🏆
Against CASH. 👀👀👀👀👀👀
And even against offers that would have netted the seller MORE MONEY. 🤯

This is one of those transactions that reminds me why experience, communication, relationships and having a GREAT team around you matter.
Sometimes winning in a multiple-offer situation isn't about throwing the most money at a house.
It's knowing how to compete.
And after more than 27 years in this business, I can tell you — every transaction is different, every seller is different, and sometimes you have to be willing to change gears FAST and keep fighting for your client. 🥊🥊🥊

✨ REAL ESTATE BUILDS WEALTH… AND THIS ONE FEELS FULL CIRCLE. 🏡❤️

I’ve known C.J. for over 25 years — back to when I was bartending at R Place Pub and just getting started in real estate.

Over the years, life gets busy and you don't see everyone as often…but thanks to social media, he’s watched me build my business, market homes, celebrate closings, navigate changing markets and do what I’ve loved doing for nearly three decades.
When it came time to sell his super cute Lyndon condo, he knew several Realtors he could have called.

A lot can change in a few years… the Real Estate Market AND life! ❤️🏡

I first helped Joslyn and Zach when they relocated here from Chicago during the absolute craziness of the COVID real estate market. Buying a home back then meant moving FAST, competing hard, and often asking for very little.

Fast forward a few years… they’ve added TWO sweet little boys to their family 👦👦, their needs have changed, and they’re ready for their next chapter in Oldham County, Kentucky .

This time around, the market looked very different. Our buyer definitely came to the table with a few more “asks” than buyers could have dreamed of when my sellers purchased 😅 — but we worked through it, got their St. Matthews home SOLD, and now they’re in a much better position to make a strong offer when we find the right next home.

And that’s the part of real estate I love — it’s rarely just about buying or selling a house. It’s about helping people make the right move for where life is taking them next. ❤️

Kicked out off Friday with Jill McKinney Stefanie Jordan and Lelia Jordan ... the absolute best night at Riverbend Music Center seeing Salt-N-Pepa, TLC, and En Vogue!!! Not sure which was better though... the concert or carpool karaoke!!🎤🎤🎤
Full day of THIRTEEN HOUSE SHOWINGS on Saturday .....

before heading with John to meet Terri Langford Rutledge Wes Rutledge Carolyn Calvert and Michele Lipski to see the play i was most excited to see this season... The Outsiders at The Kentucky Center 😍😍😍

Sunday led to celebrating Sheree Baker Rogers 70th birthday with Kasie Rogers and Brian....make your own pizzas and Phase 10, perfect way to end the weekend!!
Workwise...TWO ACCEPTED OFFERS for my clients😊 couldn't be happier for them!!
Stalked Abigail Dries on social, she's having lots of fun rush week and Ashleigh Dries juggles as much as me, so didn't get to see her this weekend :(
Hardly had a moment to breath, and laughed more than I have in ages.... wouldn't have it any other way!!
