Here's a little Saturday night behind the scenes of an absolutely gorgeous 76 acre Kentucky horse farm we are preparing to list around the end of September.
Marketing is more than throwing a sign in the yard, putting it on the MLS, maybe making a static post or 2 on social media, and then forgetting about it. Reality tho, that is all most agents do.
Larger, unique, and bigger dollar properties predominantly sit longer on the market before the right buyer comes along. They need as many eyes on them as possible. The more eyes, the sooner you find the "one" it is perfect for. It is different than marketing the $300K residential home that already has a large buyer pool.
Along with photos, we are shooting drone coverage which will also be used for aerials and marketing videos along with reels that will go out to a minimum 30 - 40 social media paltforms/groups -- reaching a multitude of people, breeds/disciplines, countries, and hopefully the millions.
This is the new modern marketing.
