A hallway can be wasted square footage. Louisville’s sh***un houses prove it.
Built on long, narrow lots, these homes move directly from one usable room to the next. No long corridor. No square footage you only walk through.
That means a well-designed 1,100-square-foot sh***un can live larger than a home with more space on paper but rooms nobody actually uses.
Square footage is not the magical number. Usable square footage is.

Same price range. Ten minutes apart. Completely different Saturday.
Hurstbourne was designed as one connected, planned community. Prospect is a collection of very different pockets, from the walkable town center of Norton Commons to Hunting Creek and the riverside properties.
That’s why “Prospect or Hurstbourne?” isn’t really one decision.
The better question is: How do you want your neighborhood to feel on an ordinary weekend?
Walkable town center, golf-course community, river setting or centrally planned Hurstbourne. Which one are you choosing?

Before you build more house, make the house you already own work.
An addition isn’t just new flooring. It means foundation, exterior walls, roofing and mechanical systems. Reworking an underused living or dining room may cost far less and improve how the entire home functions.
The distance between what the work costs and what the property becomes worth is what I call the spread.
Walk through your home tonight. Which room are you paying for but rarely using?

A tenant leaving doesn’t always mean the location failed.
The same century-old building at Campbell and Liberty has held several different businesses since 2018. The brick stayed the same. What changed was what the block needed.
That’s why I don’t evaluate a commercial property by asking only what’s in it today. I ask what has been there before and why each business left.
The history of occupancy can tell you more than the current sign above the door.

Your home shouldn’t be priced by averaging away everything that makes it valuable.
Three agents recommended nearly the same listing price. My recommendation was 10% higher. Not because the other agents ignored the data, but because nearby doesn’t always mean comparable.
In St. Matthews, a 1948 cottage, a 1970s ranch and a 1990s build can all sit on the same block.
When interviewing an agent, ask:
Which sales did you use?
What makes my home different?
If the second answer isn’t clear, they may have averaged you.
